Currently, wood flooring that is finished in the factory is more popular than wood flooring that is stained and sealed in the home. Likely, homeowners favor this option for two primary reasons. First, the installation takes one day, and the floor can be walked on immediately. Second, factory finishes tend to be more durable than the finishes that are available to on-site installers. Keep in mind that prefinished floors have a beveled look while unfinished wood floors have a flush look. Less common wood species may not be available in prefinished boards.
Engineered, or man-made, wood flooring has a high-quality plywood base and a real wood surface. A floor can be sanded down and refinished when it becomes worn, just like solid wood flooring. But the process can probably only be done once. Engineered is not nailed to the subfloor. It's not attached at all. Boards are designed to connect to the floor floats above the subfloor. Many crisscrossed layers make up the plywood base, and this makeup allows the flooring to tolerate moisture so it can be installed in most areas of the home.
